Suppression Sprinkler Systems

The automatic sprinkler system is the most commonly used fire protection system today. Surefire can provide LPS 1048 certified design, installation and servicing across all system types in accordance with BSEN 12845 Incorporating LPCB Technical Bulletins for commercial properties and BS 9251 standards for domestic and residential systems certified under the FIRAS scheme.

Sprinkler systems are designed to provide immediate fire defence to protect lives and minimise material losses. It has been proven that most building fires are controlled by four sprinkler heads or fewer and most fires are managed well in advance of the Fire authorities being in attendance.

The volume of water used by a properly designed, installed and maintained automatic fire sprinkler system to control a fire will be significantly less than that used by the fire service to control and extinguish the same fire.

Care and Maintenance of Sprinkler Systems

LPC: BS EN12845 2015

Once installed, caring for your sprinkler system will form part of the building facilities management. To ensure correct operation in the event of a fire and conform to British Standards and LPC rules, sprinklers systems must be maintained and tested at scheduled intervals.

Weekly Routine

  • Water and air pressure gauge readings
  • Water levels
  • Correct positioning of stop valves
  • Water motor alarm test
  • Automatic pump starting test
  • Diesel engine restarting test
  • Trace heating and localised heating systems

Monthly Routine

  • Water and air pressure gauge readings
  • Water levels
  • Correct positioning of stop valves
  • Water motor alarm test
  • Automatic pump starting test
  • Diesel engine restarting test
  • Trace heating and localised heating systems

Quarterly Routine

  • Flow switches
  • Review of hazard where any changes to the structure, occupancy, storage configuration, heating, lighting or equipment of a building or hazard classification might change the effectiveness of the sprinkler protection. Hazard reviews are ideally conducted by a competent third party or the user (who should submit a completed return to the sprinkler maintenance contractor).

Annual or 6 Monthly Routine – depending on application

10 Yearly Routine

Sprinkler tank inspection, where the tank is drained, examined and cleaned as necessary. Tank inspections can be completed with specialist technology including submersible camera equipment operated vehicles without the need for draining the water storage tank. Detailed inspection reports with photographic supporting evidence can be provided by Surefire to meet your compliance obligations.

25 Yearly Routine

Every 25 years the sprinkler heads are required to be third party tested. This involves removing a number of sprinkler heads from the location and new sprinkler heads installed. The samples are then sent away to an approved testing laboratory to be checked/verified they are working to the manufacturers requirements. The minimum sample size shall be 5% or twenty heads (whichever is the greater).
